For our Investor Clients, we offer management plans that can be tailored to suit your investment goals and owner involvement.

Landlord Assistance Program

This program is recommended for the landlord who needs assistance in advertising, showing the property, qualifying the tenant and finishing the move in process, but wishes to retain management of the property after move in is complete. This program includes the following:

  • Advise owner of preparations needed for the property to be rental ready and in compliance with North Carolina and local laws
  • Consult with client for rental rate for the property
  • Aggressive marketing of the property through our network of real estate professionals and advertising (Includes placement in Wilson Daily
  • Times, Spring Hope Enterprise, and Wilson MLS if applicable)
  • Tenant inquiries and showings
  • Tenant screenings, qualification and placement (all applicants must be approved thru our application process)
  • Screening thru WPOMA Tenant Bureau and Online Information Services; tenant application service
  • Property evaluation before and after lease term
  • Detailed inspection checklist with pictures and report
  • Lease preparation, Tenant education and instruction
  • Move-in and move-out coordination (we provide detailed inspections for both stages)
  • Landlord instructions on handling security deposit

Our commission fee for the Landlord Assistance Program is 75% of the first month’s rent or $395.00, whichever is greater.

Breedlove & Associates Complete Management

The Full Service Management Program provides a complete turn key property management program for our clients that includes the following:

  • Advise owner of preparations to make property rental market ready and in compliance with North Carolina and local laws
  • Advise client of rental value for the property
  • Marketing of the property thru our newspaper ads, online with our website and other online marketing partners, signage, and offering
  • promotions as needed
  • Tenant inquiries and showings
  • Tenant screenings, qualification and placement
  • Our screening process includes WPOMA Tenant Bureau, Online Information Services; specializes in tenant screenings
  • Lease preparation
  • 24 hour maintenance and repair availability
  • Preventive maintenance and inspections
  • Detailed monthly and annual accounting
  • All communications and notices managed for the owner/tenant needs
  • Move-in/move-out coordination to include inspections
  • Rent and security deposit collection and disbursement as required by law
  • Rules and regulation compliance
